Private sector construction and real estate transactions for the 2nd quarter of 2017

Information from the Statistics and Census Service (DSEC) indicated that a total of 4,589 building units and parking spaces were purchased and sold in the second quarter of 2017 as per Stamp Duty record, and the total value of transactions was MOP30.10 billion, up by 37.5% and 67.9% respectively quarter-to-quarter. Purchase and sale of residential units totalled 3,562, an increase of 1,249 units; the total value amounted to MOP25.64 billion, up by 88.3%. Among them, pre-sale residential units purchased and sold surged by 123.2% to 683, and the total value climbed by 145.3% to MOP 7.54 billion. Meanwhile, purchase and sale of existing residential units totalled 2,879, amounting to MOP18.10 billion, up by 43.4% and 71.7% respectively.

As regards the average price per square metre of usable area, the overall average price of residential units increased by 14.8% quarter-to-quarter to MOP104,263 in the second quarter of 2017. Most of the transactions in Taipa were pre-sale residential units and new dwellings completed within 5 years or less, which accounted for 57.9% of the total number of transactions in the district, up notably by 38.4 percentage points from the previous quarter. This indirectly drove up the average price of residential units in Taipa (MOP120,525) by 24.1%. Meanwhile, the average prices of residential units in Coloane (MOP132,696) and Macao Peninsula (MOP90,331) went up by 8.8% and 5.2% respectively.

The average price of pre-sale residential units increased by 7.3% quarter-to-quarter to MOP138,840 per square metre. Most of the residential units purchased and sold were in Baixa da Taipa (394), followed by Coloane (100) and NATAP (48), and the respective average prices per square metre were MOP144,898, MOP136,178 and MOP127,991.

The average price of existing residential units increased by 13.2% quarter-to-quarter to MOP94,309 per square metre. Many of the residential units purchased and sold were in Baixa da Taipa (510), NATAP (325) and Barra/Manduco (222), and the average prices per square metre were MOP111,075, MOP109,032 and MOP72,467 respectively.

The average price of office units increased by 10.6% quarter-to-quarter to MOP115,432 per square metre, while that of industrial units decreased by 9.7% to MOP50,819.

In the second quarter of 2017, a total of 4,102 real estate purchase and sale contracts were signed, and the number of properties involved (4,118) rose by 1.0% quarter-to-quarter. Meanwhile, 3,737 mortgage contracts were signed, and the number of properties involved (5,383) went up by 26.8%.

As regards construction in the private sector, as of the second quarter of 2017, there were 20,240 residential units in the design stage, 10,179 under construction (not yet inspected) and 1,227 under inspection. In the second quarter, 183 residential units were issued the construction permit, with a total floor area of 15 thousand square metres, representing quarter-to-quarter decreases of 93.7% and 94.6% respectively. Moreover, 2,885 residential units were issued the licence of use, with a total floor area of 194 thousand square metres, up substantially by 462.4% and 311.6% respectively quarter-to-quarter.
