Information from the Statistics and Census Service indicated that in the fourth quarter of 2007, a total of 3,284 real estate sale and purchase contracts were made, involving the transaction of 4,516 real estate units that amounted to MOP6.79 billion. For the whole year of 2007, a total of 17,446 real estate sale and purchase contracts were made, relating to the transaction of 19,087 units at a total value of MOP18.88 billion, up by 13.0%, 13.5% and 62.6% respectively over 2006.
In the fourth quarter of 2007, value of real estate mortgage credits amounted to MOP9.32 billion, down by 65.4% over the preceding quarter. In 2007, the total value of mortgage credits rose by 48.6% over 2006 to MOP96.6 billion, as a result of a surge in mortgage credits not involving actual property transaction by 46.0%.
According to the information from the Finance Services Bureau, in the fourth quarter of 2007, a total of 7,034 building units amounting to MOP13.27 billion were transacted, among which 40% were new units that were still within the property tax exemption period. In 2007, a total of 32,250 units were transacted and their total value amounted to MOP 49.08 billion, of which residential units shared 67.1% (21,628), involving MOP42.06 billion. Meanwhile, 12,461 (38.6% of the total) were new units that were still within the property tax exemption period and their value amounted to MOP33.75 billion.
Housing prices continued to rise in 2007, except the third quarter, the average transaction price of residential units registered quarter-to-quarter increase. In the fourth quarter of 2007, the average transaction price of residential units amounted to MOP14,819 per square meter of usable area, up by 8.1% over the preceding quarter. In 2007, the respective average transaction price soared by 29.0% year-on-year to MOP13,649 per square meter.
Meanwhile, the average transaction price of industrial units was MOP5,991 per square meter of usable area, up by 13.9% over the third quarter. The average transaction price of office units stood at MOP23,594 per square meter, up slightly by 0.8% over the preceding quarter. In 2007, the average transaction price of industrial and office units were MOP4,967 and MOP22,229 per square meter, up by 21.0% and 14.1% respectively over 2006.
